Beautiful lakeside communities are wonderful places to live, and Lake George is among the best of them. If you drive around the lake and take a casual survey of the homes, you may get the sense that lakeside property at Lake George is very expensive. In some cases, you would be correct. Indeed, there are some bona fide mansions on the shores of Lake George, with sprawling manicured lawns and boat houses fancier than most folks' homes. Many of homes are historic, which adds to their value.
The good news is, while there are some fantastically-priced super homes in the Lake George region, there are also mid-range and economical properties on the market as well, if you're willing to branch out and consider homes a little further from the Lake itself. Like the real estate market in the rest of the Adirondacks, there really is a full variety and diversity of properties in the Lake George region. That's good news for most folks in the market for a home here, since diversity of properties means diversity of prices, too. It's true, what they always say, location means everything, and depending on how far you are from the Lake, how accessible your property is, and what the immediate surrounding environment is like, the price can fluctuate. Prospective buyers should carefully consider what is important in their new home. In considering Lake George real estate, what are your must-haves? A lake view? Lake access? Maybe just to be within walking distance of the lake? Maybe just a short drive to the lake or perhaps just a view of the Adirondack mountains in a quiet setting is all you need. For each location factor you consider, you are more than likely dramatically changing the price range of properties that will fall within your category. In other words, prices in Lake George fluctuate heavily depending on how close you are to the lake, so make sure you aren't paying for a location that you don't really consider necessary to your happiness. It also means don't despair if prices of properties right on Lake George are out of your range...step back from the lake and you might find something that is well within your range, and chances are you will still be close enough to the Lake to make it all worthwile.

What are my Options?
Starting at the top of the price range, there are homes that sit majestically on the shores of Lake George, for sale on the market right now. For lakefront property, expect to set your budget at more than $500,000. Yes, starting at half a million dollars, you can set out searching for your lakefront home on Lake George. There are stunning architectural and historical specimens out there, built by wealthy families of yesteryear. There are more modern examples of lakefront architecture, there estates with rolling hills behind them, there are homes with elaborate boathouses for your boat...and there are some very big boats on Lake George, make no mistake.
As you move outward from the Lake, you will encounter small Adirondack communities whose real estate prices are a little more down to earth. It's good to keep a list of town names that lie close to Lake George, in the Upper Hudson region, while you're searching for real estate. Here's a short list of some towns in the area, all very close to the Lake but with lower market prices than the lakefront properties mentioned above.

Options include small city environments such as Glens Falls, where you can buy a medium-sized house for under $100,000. Queensbury has suburban type developments, and Warrensburg has older homes with a Victorian style of architecture. There are more rural communitites, where for your money you will get some land to go with your house. There are other waterfront options in the Lake George region, such as buying a home on a smaller and less well-known lake. This will undoubtedly cheaper. You can buy a medium-sized home on Blen Lake for under $150,000, but the same home four miles away on Lake George will cost three times more!
Moving north up I-87, you'll encounter some of the towns mentioned above. Prices will drop even more in these towns, so check out Warensburg, North Creek, and Chesterton, to name a few. You can get the same medium-sized home for under $70,000. There are some newer developments popping up around Gore Mountain, which cater to up-scale condo dwellers but some of which are developing year-round homesite properties as well. Gore Mountain is a popular ski area, so there already a number of townhouse/condo properties in the town of North Creek, which is closest to Gore Mountain and the ski area.
